October delivered another solid month for the Mesa County residential real estate market, marked by rising sales, steady prices, and improving balance in inventory. While fall typically signals a seasonal slowdown, this month’s data shows that Mesa County continues to experience healthy buyer activity and strong year-to-date momentum.
One of the most notable takeaways from this month is the jump in closed sales. 235 homes closed in October, an impressive 18% increase from the 199 closings in October 2024 and nearly 16% higher than September 2025. This uptick suggests that motivated buyers are still active and capitalizing on opportunities as the year winds down.
The median home price came in at $400,000, hovering just above last year’s median of $399,000 and dipping slightly from September’s $417,500. This stability is typical for the fall season and reflects a market that is neither accelerating nor cooling drastically. Instead, Mesa County continues to settle into a balanced pricing environment that benefits both sides of the transaction.
Mesa County finished October with 768 active listings, which represents a 17% increase over last year. But the story behind the numbers is more nuanced: inventory has actually declined from both September (-5%) and August (-6.5%), indicating that supply peaked late summer and is beginning to tighten again heading into winter.
The most inventory-constrained segment remains the $300,000–$399,000 range, where only 1.8 months of inventory is available. This price point continues to attract the largest pool of buyers, making it especially favorable for sellers positioned within that bracket.
Overall, the market sits at 3.3 months of inventory, down from 4.0 months last year, signaling a gently leaning seller’s market with improving balance.
Looking more closely at submarkets, the North Area leads in active listings between $500,000 and $750,000, offering move-up buyers the most selection. The Redlands and Fruita follow closely behind in this same mid-to-upper price range, reflecting ongoing interest in these popular lifestyle areas.
On the demand side, Grand Junction City and the Northeast area continue to dominate year-to-date sales in the $300,000–$400,000 bracket, with 139 and 128 sales, respectively. These areas remain the heart of Mesa County’s residential activity.
Despite economic headlines and shifting seasonal patterns, Mesa County’s market continues to outperform last year. So far in 2025:
2,435 homes have sold, a 6.6% increase over 2024
Total sales volume is up 10.7% year-over-year
The North Area leads all regions with the highest number of homes sold year-to-date
This consistent activity highlights steady buyer demand, ongoing relocation interest, and Mesa County’s comparative affordability when measured against Colorado’s Front Range markets.
Single-family building permits, once slightly ahead of last year, have dipped to a 1% decrease year-to-date. Builders continue to face uncertainty as the City moves forward with proposed impact fee changes, and ongoing shortages of available lots remain a challenge countywide. This could affect the pace of new construction heading into 2026.
