The Mesa County housing market continued to show signs of transition in May 2026, with rising inventory levels, steady home prices, and sales activity that remains below last year’s pace.
A total of 249 residential homes sold during May 2026, representing a decrease of 45 sales, or 15.3%, compared to May 2025. However, when compared to April 2026, sales activity remained essentially unchanged, increasing by just one sale month-over-month.
Despite fewer homes changing hands, home values have remained resilient. The median sale price in May reached $423,500, a 0.5% increase compared to May 2025 and a 3.2% increase from April 2026.
This continued price stability demonstrates that while buyers have become more selective, demand remains strong enough to support home values across much of Mesa County.
The median days on market increased to 63 days in May, up from 54 days during the same month last year.
However, a broader look at recent activity reveals a market that has settled into a consistent rhythm. Days on market have remained remarkably stable over the last three months:
This consistency suggests that buyers and sellers are adapting to current market conditions and operating at a more predictable pace.
Through the first five months of 2026, Mesa County has recorded 1,054 residential sales, a 10.2% decrease compared to the 1,174 homes sold during the same period in 2025.
Total residential sales volume currently stands at $487.1 million year-to-date, down 9.6% from the $538.8 million recorded through May of last year.
While activity remains below 2025 levels, the gap has narrowed in recent months as the spring market has progressed.
One of the most significant trends in today’s market continues to be the growth in available inventory.
Mesa County currently has 832 active residential listings, a 25% increase compared to May 2025 and a 4.4% increase compared to April 2026. This represents the highest number of active listings recorded during the month of May since 2017.
Current months of inventory sits at 3.3 months across the overall market, moving conditions closer to a more balanced environment between buyers and sellers.

By area, the Redlands currently leads the county with 120 active listings, followed by Fruita with 115 active listings and North Grand Junction with 103 active listings.
New construction activity slowed somewhat during May.
Builders pulled 52 single-family building permits during the month, a 27% decrease from the 71 permits issued in May 2025.
Despite the slower month, year-to-date permit activity remains essentially even with last year. Through May, Mesa County has issued 286 single-family building permits, a slight 1% increase over the 284 permits issued during the same period in 2025.
The Mesa County housing market continues to move toward a more balanced environment. Inventory is growing, buyers have more choices, and homes are taking longer to sell than they did during the highly competitive markets of recent years.
At the same time, home prices have remained stable, indicating that demand continues to support values even as supply increases.
