November was a slower month for the Mesa County residential real estate market. A total of 173 homes sold, which is a decrease of 9% compared to the 191 homes sold in November of last year. The median price has remained steady at $395,000, a small decrease from last year’s median of $415,000. Days on market were similar as well, with a median of 66 days compared to 67 last November.
Active listings are up 14% over this time last year but have trended down over the last few months. Inventory is down 9.6% from October 2025 and down 14% from September 2025. Months of inventory increased slightly and is up 0.7 months compared to both last month and last year. The price range with the most available homes continues to be $300,000 to $400,000, and the area with the most active listings remains North Grand Junction.
Year to date, the market is still ahead of 2024. So far in 2025, 2,616 homes have sold, which is a 5.8% increase over the 2,473 sold during the same period in 2024. Total volume is up 8.7% with $1.22 billion sold to date. The areas with the most sales so far this year are North Grand Junction, Grand Junction City, and Northeast Grand Junction.
