Mesa County’s housing market continues to shift toward a more balanced environment as inventory reaches levels not seen in nearly eight years while home prices remain resilient.
There are currently 912 active residential listings in Mesa County, marking the highest June inventory level since 2017 and the largest number of homes on the market since September 2018. Inventory now sits at 3.8 months of supply, matching February 2026 and representing the highest June inventory level since 2014.
The majority of available homes continue to be concentrated around the county’s median price range. The $300,000 to $400,000 price segment currently has 177 active listings, followed by 164 active listings in the $400,000 to $500,000 range, giving buyers more choices in some of the area’s most active price points.
Mesa County recorded 243 residential sales in June 2026, down 13.5% compared to June 2025 and 2.4% lower than May 2026.
Despite fewer transactions, home values have remained strong. The median sales price increased to $430,000, up 3.6% year over year and 1.5% month over month. Homes also sold slightly faster than the previous month, with the median days on market improving to 60 days, compared to 63 days in May, though still above the 57 days recorded one year ago.
Through the first half of 2026, 1,306 homes have sold through the MLS, approximately 10% fewer than the 1,455 sales recorded during the same period in 2025.
Overall residential sales volume totals $608.9 million, down just under 10% from $675.5 million at this point last year.
North Grand Junction continues to lead Mesa County in residential activity with 176 year-to-date sales, followed closely by Grand Junction City with 169 transactions.
Residential construction slowed during June after several months of stronger permit activity. Mesa County issued 43 single-family building permits, representing a 38% decrease from June 2025.
Year to date, 329 single-family permits have been issued, down 7% compared to the 353 permits issued during the same period last year.
Today’s market is beginning to resemble a more traditional, pre-pandemic housing market. Buyers are benefiting from increased inventory, giving them more options and greater flexibility when searching for a home. Sellers can still achieve strong prices, but proper pricing and effective marketing have become increasingly important as buyers have more homes to choose from.
As inventory continues to rise while home values remain stable, both buyers and sellers have opportunities in today’s market when supported by accurate market data and knowledgeable local guidance.
